The town's shoreline runs from genuinely protected water in the back of the bays, where a modest seasonal dock lasts decades, out to exposed points where every winter is a test. Along that range sits the highest concentration of substantial waterfront property on the lake: permanent crib and pile docks, multiple boat lifts, canopies and swim platforms, on properties where the waterfront infrastructure represents real money. Much of it is seasonal ownership, which changes the service relationship — the install has to be complete and correct before the owner arrives, and the fall removal happens after they have gone. Getting that right without supervision is most of the job. The other Moultonborough factor is access. Long stretches of this shoreline are easier to reach by water than by road, and properties with difficult land access are routinely serviced by barge. Kanasatka is a different market again: smaller, quieter, and almost entirely seasonal systems.
